Hickory Avenue office building nears completion in Meridian

Construction of the 1020 Office Building is nearing completion at 1020 N. Hickory Ave., Meridian, officials with Caldwell-based project general contractor Sage Construction said. The single-story building of nearly 9,000 square feet lies on a 0.66-acre site on the east side of Hickory between Fairview Avenue and Pine Street.

 

White-collar professional and medical office users are targeted for the building, to include four 1,500-square-foot spaces and a large interior common area, Sage Construction Marketing Director Zach Brown said.

 

Tim Opp heads project development entity Opp Adventures. Dennis Taggart of Encompass Architecture, Meridian, designed the building. Boise commercial real estate firm J.L. Boyd Co. is marketing space there for lease or sale. Idaho Independent Bank is providing construction financing.

 

Rod Skyles and Jim Wolfe plan to occupy one of the two spaces they acquired, Brown said. They operate Skyles Investment Group and Wolfe Financial Asset Management, respectively.

 

Sage Construction owner Greg Brown said he expects shell-and-core construction to be completed by the end of October. The project will cost about $1 million not including tenant improvements or land value, he said.

 

The office building will have a stucco finish and offset-barrel roof features outside, and high ceilings, ample natural light and upscale finishes inside, he said.

 

Other projects by Sage Construction include a 27,000-square-foot expansion for Omnipure Filter Co. well under way in Caldwell, a 17,180-square-foot production facility recently completed for Western Idaho Training Co. in Caldwell, and a Pioneer Federal Credit Union branch planned in Middleton.
